Really, how bad is it?

I'm moving to this complex soon. Can some residents (Past, Present) please tell me some of the pros and cons of living in this complex? It all seemed so good when I was at the leasing office. Haven't signed the lease yet so I can still back out but now I'm getting scared after reading these reviews. PLEASE HELP!

My husband and I have lived here since November and I am still baffled by some of the negative comments posted here. Our apartment is beautiful, the neighbors are nice, grounds are kept well and the office has always been responsive to my calls. I am a harsh critic having lived in some "upscale" communities which have been less than that. I have nothing but nice things to say. Keep an open mind, drive through the complex at different times of the day and maybe stop and talk to some of the people living here now to get a better feel for yourself. Good luck!

If you come out tommorrow take a look at the pool. I personally have had 2 outstanding maintenance issues for over a year and a couple that have lasted over 6 months. While the overall appearance is kept up for marketing purposes, and the staff is very friendly, it is poorly managed. It is managed by Patriot and an old school "matriarch" type manager. Its the 4th management company that has been at the Waterford since I moved here in 2003. Also the gate has never worked so if you are expecting "security" it does not exist. The management fails to lock up the pool and bathrooms and they are vandalized often. Waterford has been covered several times in the news. Just recently on Channel 47, you can go there and see the video clip of the Waterford garbage problem where they let the garbage build up for a couple months. It became a health hazard, an eyesore and smelly. They should have thought of the residents and been rid of it. In addition they have been known to make serious accounting flaws such as not posting your check to their ledger then sending you a notice to vacate the place. Many residents received these (30 or more). They don't do double entry accounting or have a quality control in check when they send out notices. All of which requires the resident to spend a couple hours of their time to show them their accounting error. For residents that have been here a number of years, we tend to view the quality of life at the Waterford relative to when it was well managed and maintenance was a priority. While the Watreford can be fun and enjoyable, it is more about the neighbors and friends. Patriot Management is certainly not conducive to QOL as their errors can be stressful at times.

I saw the video about the garbage problem. Disgusting. The staff seemed very friendly indeed but I wonder how things like outstanding maintenance issues go unresolved for so long? Who is to blame? The staff or the management company? Has anyone complained to the management company about any of the issues that you know of? I looked at so many apartment complexes in the area and liked this one alot.

The number one question I have is honestly, do you feel safe in this community? Is it well lit at night? I've heard of armed robberies. I'm not from the area and I hear crime is a problem, but seems to me that the crime is worse in certain areas.

I lived there for a total of 2 1/2 years. I had a 1 yr lease, left for a year, but decided to go back for another year and a half. It's not as nice as it used to be, but isn't nearly as bad as a lot of people make it out to be. Management changed a total of 4 or 5 times when I was there. One of the management companies hired some very rude people to work in the front office, but the current management is very nice and helpful with everything. I never had to wait more than 24 hours to get anything fixed no matter how big or small. When my a/c went out, they were there in less than 20 min(at 9 o'clock at night) and had it fixed an hour later.

As far as cons, it's a little bit overpriced compared to the southside which has nicer apartments for a lot less money. That is most of the reason that I moved (other part was a divorce). As far as the gates not working, I visit my friend at the beaches who lives in a gated apartment complex where the gates always work and pays 1200 a month for a 2 bedroom apt, and people(me included) just follow cars through the gate. The gates are really more for show at apartment complexes than function.

Take the comments on this site however you want, but people are a lot more likely to take time posting a bad experience than they would if they never had any complaints about a place.

I live at the glades on southside now and it was about 50/50 for good and bad reviews. I have never had such quiet, respectful neighbors, and the management is awesome. If Mandarin was where I wanted to live at, I would definetely move to the waterford considering it's pretty much the nicest apartment compex on that side of town.

Comments made about the pool and common areas are very true. Multiple times the pool behind the office has had to be drained and cleaned after people broke beer bottles in it between midnight and 5am. The police have been called many times to arrest people for after hours trouble in the pool. The latest management swears up and down the pool is locked EVERY day at 10pm, but that's hogwash. You can hear the gates slamming accross the lake. Ask the manager why the vending machines are no longer in the pool area and see what they say. I know for a fact it's because they've been trashed in the middle of the night. The vending service people just won't risk another one because security here is non-existent. Many cars have been vandalized and stolen, 2 from in front of my building in the last 2 1/2 years...... I'm pretty sure I'll be moving out soon because of their failure to correct multiple problems in and around my apartment.......

Hi, I just renewed my lease here. I have 2 small children that are my highest priority, and if I didnt think it was safe here, I would have moved along time ago. Everywhere you have problems, along with nit-twitts (complainers), however you must evaluate your living arrangments for your self. Before I moved here I came out here at night to see if any thugs were hanging out or any loud music was playing. Everytime it was always peaceful. I have really enjoyed living here, I would love to own a home in this area but right know I can only afford the $1050.00 (3bdrm fireplace v/cel)I am paying, vs. the $2000.00 a month I was qouted for a home in this area. You will enjoy. ~God Bless~
