How do u get out of a lease if you need to?

I know some one who wants to rent but they may not be able to stay for a whole year.

most apartment complexes have it where you can sign a shorter lease but they are usually more expensive.

this backyard is nasty (this is not the only one) a pit bull lives here and the lease says no dogs more that 30lbs this dogs barks ALL the time and at kids too. Yards should be kept up with and its not. ( you cant see but there is dog poo everywhere).
