If I receive a 3 day notice to cure or quit, and I decide to quit, what happens to the remainder of the lease?

I am asking because I received the notice due to have a 21st birthday celebration and the security had to be called 4 times, because ONE only ONE of our neighbors was complaining. SO basically do we have to pay for the remainder of the lease if we leave or is it automatically terminated?

this backyard is nasty (this is not the only one) a pit bull lives here and the lease says no dogs more that 30lbs this dogs barks ALL the time and at kids too. Yards should be kept up with and its not. ( you cant see but there is dog poo everywhere).
