Why will complexes refuse to rent if you do not carry renters insurance, or force you to get it to be able to rent

I have renters insurance with Allstate, and had a leaky roof due to damage to tha apartment above mine, and as a result, I could not collect from the insurance or the management, I was told it was the subcontractor I had to file against, although the problem was a leftover from Katrina

Your renters insurance should cover any peronel property damage, read your policy to find out for sure what is an is not covered. A lot of times, acts of god, such as katrina will not be covered unless specifically specifed in your agreement. Nor can the landlord be responsible unless some type of defect can be proven.

But to answer why some communites may require it.. Not all mishaps in a community are covered by the landlords insurance nor are they responsible for it. I, as a partment have had to instances where renters insurance could have saved the resident a lot of money.

1. A resident left out of town on vacation and left his wall heater on with a plastic table in front of it with comic books on the table and it started a fire. The damage caused by the fire was $18,000.00. Our insurance company paid for it but then went after the resident for the damages because it was the residents neglect that caused the fire. If the resident had renters insurance it would have been covered by it.

2. I had a resident install a water purification system against lease policy. This system leaked and caused the dry wall on the ceiling below to colapse causing damage to the residents personal items below. Management in no way is responsible for any of these damages. However, the resident above was responsible for all damages. Emergency plumbing repair, and cost to replace the ceiling was all charged to the resident. If they had renters insurance they would have been covered. The resident below could also have a small claims law suit against the above resident for personal property damage. If they also had renters insurance they would have been covered. Both residents could have saved money if they had renters insurance.

The main reason why communities will require it is to help prevent the resident from suing them for things the property is not responsible for and also to help collect money from damages caused by the resident.

I have renters insurance, 50k worth, and I had the costs added on to my car insurance, it worked out to about 10 bux a month. Totally worth it and reccomend everyone gets it.
