Can you terminate your lease early due to additional occupants?

We moved into a 2br apt September. We signed the lease for myself, husband, and daughter. My son (age 14) came back for the summer and now he will be living with us full-time. As we do not have enough room, we need to move to a larger place.

The leasing office called yesterday and told us that we need to: a) re-sign a new 1yr leave with an additional $42 monthly b) go month to month and pay additional $142 or c) be out by the end of the month. We have been looking for a house for 2 months and cannot find anything that is either affordable or in a good school district (Both children have special needs). We do not want to be obligated for another year and we cannot move out now, but if we go month-to-month, couldn't the township force us out since we do not have the required number of rooms in relation to occupancy? We don't want to do anything wrong or end up stuck with another year lease but we're not sure if we can be given an "exception" since we have another occupant. The lease stipulates that only the people named on it can live there.

Any suggestions would be appreciated.
