within a few weeks i realized my landlord was cheap, useless, and completely unresponsive. i had neighbors upstairs who would hang out by the entrance to the building, smoking, letting bugs in at night and being loud.
i would try to meet your landlord first and get a proper assessment of the apartment before you move in from an outside inspector. it may cost you an extra 100$ but its better to have an impartial opinion about what's wrong. after i moved in i realized there was an infestation, some windows wouldn't open, doors wouldn't close completely, bathroom toilet was crooked (slanting downwards at a pretty dangerous angle etc). these are all things that you wouldn't notice till living in the place itself. if you don't want to get an inspector which is safest, open and close every door, try windows, look behind the stove and in cabinets etc. look at everything and don't trust their inspector report. the one they showed me was from an inspector who does the complex apartments and approved it conditionally on the fact that things would be fixed which never were - an impartial inspector will not approve things until they are in the condition they should be. get a copy of the inspection report before you move in too.
also, the rental office is terrible with customer service or any kind of issue you might have. i've been in there and heard about a gamut of issues including leaky roofs, and other bigger apartment issues, which they say they can do nothing about. they defer every issue to the discretion of the landlord, who has the freedom to deal with things as they choose.
honestly i stay in waterford now. rent is comparable and it is MUCH MUCH MUCH nicer than edison glen. think about it!
