How safe and clean is Avalon Square now?

I'm planning to move in this month and though I am attracted by being zoned to River Oaks Elementary, the thought of rats and roaches on top of flooding and crime in a complex was like a cold shower to say the least. I also noticed that all the reviews were at least 8 month old. Has situation changed recently?

this backyard is nasty (this is not the only one) a pit bull lives here and the lease says no dogs more that 30lbs this dogs barks ALL the time and at kids too. Yards should be kept up with and its not. ( you cant see but there is dog poo everywhere).
